What is meant by registration?
Registration involves the formal establishment of the Condominium Corporation. It begins when the builder submits all necessary plans and documents to the appropriate government authorities, usually after completing all units and common areas within the project. Once approved, the condominium’s declaration and description are officially recorded in the land titles office.

Can i select my own coloURS, finishes and upgrades ?
Depending on the status of your unit/condo, all selections are made from the builder's pre-selected options. Any upgrades to the unit will incur additional charges.
Is pet ownership permitted?
Pet ownership will be allowed, but rules and regulations apply. Please refer to the Winterberry rules and regulations before purchasing the unit.
Can the builder extend the occupancy date?
Liovas reserves the right to extend your tentative occupancy date, provided that you receive a minimum of 90 days' notice before your original occupancy date. Your final tentative occupancy date may then be extended by a maximum of 120 days, provided that you receive written notice at least 90 days before that date. how much are condo fees ?
The amount of condo fees varies depending on factors such as the size of the unit, amenities offered, and operating costs of the building. It's essential to inquire about the specific condo fees for a unit before purchasing to budget accordingly. Condo fees will be calculated and determined prior to possession of the unit. Since it's a new building, condo fees are generally cheaper than the average rate. Your builder will provide you with this information.
How is the date for your interim occupancy determined?
Your temporary occupancy date is the target date estimated in your purchase agreement for when your home will be ready for you to move in. This date depends on various factors, such as reaching a required level of sales to start construction of the condominium building and the specific location of your unit.
You will receive regular updates on the development's progress and be given a revised occupancy date once the builder determines it. Even though you will move into your new home on the firm occupancy date, you will not receive the title at that time since the condominium will not yet be registered.
What are condo fees?
Condo fees are mandatory monthly charges paid by all condominium owners. These fees support the condo corporation, responsible for building operation and maintenance. Commonly known as strata, maintenance, or co-ownership fees, they cover various expenses such as maintenance, landscaping, and insurance. Despite this, each owner needs to have their own condo owner insurance as well. Condo fees are fixed for each unit and non-negotiable. They're separate from mortgages and property taxes. Typically, condo fees include contributions to the reserve fund for major repairs, maintenance, insurance premiums, property management, staff salaries, and some utilities. Skipping condo fee payments can lead to legal repercussions, including forced unit sale in extreme cases.
Is property insurance necessary for me to buy?
Certainly! As a homeowner, it is important for you to secure a condominium homeowner’s insurance policy that covers contents and any improvements made, as these are not provided by the Condominium Corporation.
